EdgeCore Digital Infrastructure said in May 2026 it had closed about $1.5 billion in financing across two transactions to fund the construction of two single-tenant hyperscale data centers in Northern Virginia, one of the most heavily contested data center markets in the world.

The transactions—structured as project-level construction and term debt—will support new builds aligned to long-term contracts with single hyperscale tenants. EdgeCore said the campuses are designed to support large-scale AI training and inference workloads, with high-density power and liquid-cooling-ready architectures.
The deal lands at a moment when private credit, infrastructure funds and asset-backed structures are increasingly stepping in to bankroll the massive capex required by AI data center buildouts.
Why It Matters
Hyperscalers including Amazon, Microsoft, Alphabet and Meta are on pace to spend a combined $725 billion or more on AI infrastructure in 2026, with the broader industry approaching $1 trillion in annual capex when smaller cloud and colocation providers are included. Northern Virginia remains the largest concentration of global data center capacity, but power, water and zoning constraints are pushing hyperscalers and developers to lock in capacity wherever possible.
EdgeCore's financing follows other large data center capital raises and partnership deals across the U.S., as well as infrastructure-adjacent funding rounds targeting the materials, power and equipment supply chains that underpin AI compute.
What's Next
EdgeCore said the new Northern Virginia campuses will come online in stages over the next several years, joining its broader U.S. portfolio of single-tenant hyperscale developments. The company did not disclose the identity of the tenants but said both are leading hyperscale cloud providers.
For the broader AI compute market, the financing is another data point in a year that is on track to set records for both data center capex and the size of individual project-level capital raises.
