UNIT AI, a physical AI company selling modular ecommerce fulfillment and returns automation to retailers and 3PLs, has raised $12 million in seed funding to accelerate commercial deployments across North America, the startup announced on July 29. The round was co-led by Prologis Ventures, Dynamo Ventures and Ground Up Ventures.
Small footprint, fast payback
UNIT's pitch is deliberately anti-monolith: its Physical AI platform can drop into as little as 1,000 square feet of existing warehouse space without ripping out shelving or flooring, and the company says customers hit ROI in under 12 months. That approach targets the growing pool of retailers pushing inventory closer to shoppers through regional warehouses, micro-fulfillment centers and back-of-store operations, where large fixed-automation systems don't pencil out.
The investor line-up
Alongside the three co-leads, participants include eGateway Capital, Recursive Ventures, Think + Ventures, ZEP Fund and Crosscourt. Prologis Ventures' Todd Lewis said UNIT is "addressing a clear market need with a modular platform that gives operators flexible automation that can scale and adapt." The lead check from the real-estate giant's venture arm follows a broader trend of industrial real-estate players investing in tenants that make their warehouses more productive.
Who's behind it
UNIT was founded 22 months ago by Guy Glass, who previously founded goods-to-person automation firm Caja Robotics (acquired by Fives), and Avihou Barkay, president of Plus One Robotics and former GM of Caja. The pair have said the next breakthrough in warehouse automation is not bigger systems but dramatically more accessible ones. Existing customers include Barrett, ShipCalm, DaVinci and Carter, plus a pipeline of enterprise brands and 3PLs.
Category context
The raise lands in a hot funding month for physical AI. Earlier this week Enigma emerged from stealth with $71 million, and 1872 raised $15 million to open the first autonomous steel factory. Warehouse-automation deployments are also accelerating with Robust.AI's 24-robot rollout at O'Neill Logistics announced the day before.
